Question 1

How should I compare luxury communities in Marvin?

Accepted Answer

Start with the type of home you want: an existing residence, a home already under construction, or a custom build. Compare the specific homesite, architectural review, builder arrangements and current written disclosures. There is no single best community for every buyer.

Question 2

What can I confirm about Sage at Marvin?

Accepted Answer

Sage at Marvin is a gated community on 43 acres in Marvin, North Carolina, planned for 23 estate homesites. Peters Custom Homes is the custom home builder. Custom homes start at $2M+; homesite pricing is provided on request.

Question 3

Are the homesite sizes the same throughout Sage?

Accepted Answer

No. The published range is approximately 0.6 to 5+ acres. Obtain the survey and current details for the individual lot: gross acreage does not tell you the usable building area, setbacks or site-work requirements.

Question 4

Does a gate guarantee security or resale value?

Accepted Answer

No. Controlled entry is a community feature, not a security guarantee or an investment promise. Review the actual access arrangements and community documents, and evaluate resale assumptions with current comparable sales.

Question 5

How do I check school assignments?

Accepted Answer

Confirm the specific property address directly with Union County Public Schools. A community name or nearby school is not proof of an assignment, and attendance boundaries can change.

Question 6

How do I compare an existing home with a custom build?

Accepted Answer

For an existing home, review its condition, survey, disclosures and proposed changes. For a custom build, review site feasibility, design scope, specifications, allowances and the project-specific schedule. Compare total costs, not only the asking price.

Question 7

Where can I confirm Sage availability?

Accepted Answer

The Homesites page includes owner-confirmed Lot 13 availability with its confirmation date. It is not a complete inventory. Ask Nicholas Peters for current details on Lot 13, other homesites and the residences on Lot 9 and Lot 22.

Question 8

What should I ask during a private visit?

Accepted Answer

Ask about the individual homesite's orientation, grade, trees, building envelope, exterior review and next steps. Request written pricing and current status. Any proposed design or construction schedule needs confirmation for your project.
